What does "off-market" mean, and how do I access off-market homes?

Off-market homes are properties whose owners are open to selling but haven't listed publicly on the MLS. Many of the best waterfront homes in my areas sell this way — quietly, between connected parties. I find them through direct outreach to homeowners, relationships with attorneys and fellow agents, and targeted campaigns. Tell me exactly what you're looking for and I'll go find it rather than waiting for it to appear online.

What's the difference between Lighthouse Point, Boca Raton, and Pompano Beach waterfront?

Lighthouse Point is the boater's town — 20+ miles of deep-water canals with no fixed bridges to the Hillsboro Inlet, meaning true yacht access from your backyard. Boca Raton waterfront is Intracoastal and canal-based, more about the estate lifestyle and country-club proximity. Pompano Beach offers the best waterfront value in the area — no-fixed-bridge ocean access in Harbor Village at roughly half the price of equivalent Lighthouse Point waterfront.

How do I buy a home with dockage or boat access?

Tell me your boat's specs first — length, beam, and draft determine everything. Then we filter for properties with adequate water depth, dock capacity, and bridge clearance on the route to open water. I verify all three before you fall in love with a house, because "waterfront" on a listing doesn't always mean "yacht-ready." Seawall condition is also a must-inspect item on any waterfront purchase.

Is now a good time to buy a luxury home in South Florida?

It's the most buyer-friendly market in years. Inventory is at multi-year highs, roughly 40% of sellers have cut their asking prices, and sale-to-list ratios sit at 93–95% — meaning negotiation room is real. Yet median sold prices are still holding year-over-year in most areas. Well-priced waterfront still moves fast, so the strategy is: be ready, be informed, and negotiate.

What areas do you specialize in?

Boca Raton, Lighthouse Point, Deerfield Beach, Pompano Beach, Lauderdale-by-the-Sea, Delray Beach, and Fort Lauderdale's waterfront neighborhoods (Imperial Point, Coral Ridge). I live in Lighthouse Point and most of my business is within 20 minutes of home — I know these streets personally, not from a map.

Do you work with first-time luxury buyers?

Yes. "First-time luxury buyer" usually means someone successful who's new to this price point or new to South Florida — and that's exactly who I help most. I'll educate you on waterfront specifics, insurance realities, flood zones, and HOA structures before you commit, so there are no expensive surprises after closing.
